Because Knowledge and Execution Can Make All the Difference in the Success or Failure of Your Home Sale

Hi. We have put together some information that we think is helpful and/or informative to prospective sellers as they enter the market. I encourage you to read over the information carefully and give some thought to the suggestions contained in this report.

Access for Showings

The more accessible your home is for showings, the better. We know this may be inconvenient, however some of the best and most interested buyers will call on the ai???spur of the moment,ai??? and you have probably heard the expression, ai???strike while the iron is hot.ai??? Also, if you can be available to set showings by cell phone and at work, this is most helpful.

If you are going to be in the house during showings, it is imperative that you remain in one area of the home and be as inconspicuous as possible. Do not under any circumstances, follow the buyers through your home and try to sell it to them, it is the absolute kiss of death!

If you have a lockbox on the property for faster access during work hours, it will also dramatically increase your chances of getting the home sold. A high percentage of buyers are now looking during the day.

Who is going to show my home?

The vast majority of showings will take place with Realtors other than the listing Realtors. Most buyers for a given area are already working with a Realtor as a buyerai??i??s agent representing them in the marketplace. They will call us about your home from our advertising and then make arrangements for showings with their Realtors. Our job is to market your home for you; most of the showings will be on a cooperative basis.

Advertising and Other Deadlines

The Harmon Homes Guide can take up to 4 weeks to have your home in it, due to advertising deadlines and publication scheduling. Also, your photo may not appear for up to 2 issues. Please be patient with us as the beginning of the marketing process seems to take forever for our sellers. We will expedite things for you as much as possible.

Sign Placement

There will be a sign placed on your property within 4-7 days. We will place directionals on the corners if we are in an area where they are permitted and not picked by the local municipality. Our cellular phone number will be on the sign to ensure as quick a response as possible to advertising inquiries.

Average Time on the Market

The average time on the market for our area is 4-6 months. The important word here is average. Some homes take less time and some take more. This is usually a function of three things:

Ai?? The Marketing program for your home

Ai?? The Price of your home and whether it is competitive

Ai?? The Condition of your home

Real estate is not rocket science. After a few months on the market, we have two kinds of houses, the ones that are overpriced and the ones that are sold. We have tried to determine what price will best sell your home to accomplish two things, getting you as much money as possible and getting it sold. Believe me, this is not an exact science. We have been wrong before and we will be wrong again. If we receive no activity, our price is much too high, because people are looking at the house in the Multiple Listing Service and/or driving by and deciding not to bother to look at it. If we are receiving showings and no offers, people are looking at your home and using that showing to make a decision to buy another house. We have a saying in the business, ai???Overpriced homes sell other peopleai??i??s houses.ai???

Agents and Being on Time

Many times agents are showing a series of houses to a purchaser and if they are showing for the first time, we have no idea how long each showing will last. It might be 15 or 45 minutes depending on the purchaser. As a consequence, in spite of our best efforts, many times, agents will be running a little late or early. Please try to be flexible regarding this situation, your understanding just might sell your home.

Presence in the Multiple Listing Service & the Internet

You will be in the Multiple Listing Service within 24 hours of listing your home with us. The Multiple Listing Service uploads all the listings to Realtor.com once a week, so it will be in the Internet within 10 days.

Showings and Follow-up

All showings will take place with a licensed real estate agent accompanying the buyers. Everyone at Key Realty can be called with a showing request from a Realtor. All agents are asked to fill out a showing slip and provide that information to the sellersai??i?? agent, however, at busy times in the office, this can be prove difficult.. Not all showing agents call us with feedback. We will call you back and let you know either way, as long as we know the showing occurred, so please call.

Open Houses

Less than 2% of all houses sell as a direct result of an open house and 80% of those are new construction. The real reason agents hold open houses are to placate the seller and to obtain buyers. Also, property and personal security issues have surfaced in open houses, including missing jewelry, etc. In summary, open houses are the most marginal form of marketing that we do, and we believe within 3-5 years, they will no longer be part of our business. In parts of Illinois, they are already gone.

Condition of the Property

People are very condition conscious. The condition of your property will dramatically impact on the salability, the price and also the time on the market of your home. We have included a checklist that may assist you.

Brochure and Marketing Material Production

Our brochures involve photographing your home and extensive graphics artwork. Please allow 10-14 days for this process, as it is complicated and difficult.

Points, Closing costs and HUD offers

Many times we will receive offers that include requests for the seller to pay a portion of the purchasersai??i?? closing costs, HUD costs, etc. We will be encouraging you to focus on your bottom lines and to cooperate with the purchasers, provided that the sale would provide you your net profit dollar amount.

Showcasing your Home

Before your home receives its first visit from a potential buyer, take some time to assure that it is in the best possible condition. The better shape itai??i??s in, the best itai??i??s chance of selling quickly. The following checklist may help you.
